Beltrae have raised and structured finance for a large variety of medium to large scale property transactions

Beltrae Partners have completed a wide range of property projects with a number in excess of £330 million in value. We have completed some of the first acquisitions and refinancings, post the property crash, from NAMA.

We bring the same finance skills and project management discipline used in our Corporate deals, to execute deals on behalf of clients, and on our own account, with Beltrae Partners as principal.

Examples of our major property deals have included:

  • Premier Periclase is a major site of circa 100 acres adjacent to Drogheda Port. The business produced Magnesium Oxide and Magnesion Hydroxide Products. Beltrae and two clients acquired the business from Examinership in 2022 and then sold it onto the major French infrastructure investor, Meridiam and their Irish joint venture partner, Gyrogy in 2023.

  • Royal Ulster Agriclutural Society (RUAS) - Beltrae Partners acted as financial advisors to the RUAS on negotiations with the MLK Development Corporation and the Strategic Investment Board on the acquisition of a relocation site at the Maze. In addition, in 2014 we acted as financial advisors to the RUAS on the sale of 16 acres of residential lands owned by the RUAS at Harberton Park.

  • Beltrae acted as advisors to the RUAS on the sale of its lands at Balmoral in two separate transactions - for residential development and for commercial development.

  • In 2013/14 Advised a US property investor (Sowell & Co) on the acquisition of 4 significant office investments and developments sites in Dublin totalling over €25m in value. We acted in the subsequent sale of these investments in 2016-2018.

  • Originated and advised on the acquisition of a portfolio of care homes in England from NAMA by a London based property fund for £46.2m

  • Originated and advised on the acquisition of a student housing project in London by a US property fund from NAMA for €57m

  • Acquisition of property portfolio from Total Fitness for circa £145m, including deal origination, finance raising, structuring and negotiation

  • Down Royal golf course and racecourse, including deal structuring advisory work

  • 6 retail shopping centres in Germany for circa £125mn, including deal structuring and finance raising

In addition, Beltrae Partners have completed a number of property developments / investments on their own account, including:

  • The sale of a brownfield site in the Romanian town of Ploesti on which we firstly acquired then secured planning permission and subsequently sold onto a major retail chain. 

  • Romanian Property Development - we acquired 2 adjacent brownfield sites and have secured planning permission for development.

  • Wooster Investments Ltd - retail development in Boucher Road, Belfast.

  • Chef Investments Ltd - property investment in Belfast.

  • Caravan park in County Down acquired for development - we successfully exited this project through a sale to a developer.
